Welsh housing market weakens as mortgage costs rise

The latest residential market survey from the Royal Institution of Chartered Surveyors indicates weakening demand in Wales during September.

A net balance of -49% of Welsh surveyors reported falling buyer enquiries, the weakest reading since November 2025.

Other findings include a -13% net balance for newly agreed sales and -15% for house prices over the preceding three months.

These figures represent the balance of surveyors reporting increases and decreases, rather than the percentage change in actual sales or prices.

Surveyors attributed the weakening market partly to rising mortgage costs and uncertainty about interest rates.

Why it matters: Reduced housing-market activity affects construction, household mobility, first-time buyers and local economies. It could also influence the viability of private housing developments and associated affordable-housing commitments.
