Building safety Bill passes Senedd after Grenfell lessons

The Senedd voted to pass the Building Safety (Wales) Bill on 10 March, setting out a new regulatory framework for shared residential buildings.

The proposals responded to concerns highlighted by the Grenfell Tower disaster and extended across a wider range of shared buildings than the equivalent framework in England. They covered competent fire-risk assessments, accountability and enforcement. Passing the Bill did not mean every requirement immediately applied; the implementation of much of the new regime would require further regulations and commencement arrangements.

Why it matters: Residents need clear information on who is responsible for their building, how concerns can be raised and who ultimately bears the costs of remediation.
